What if there is no grid connection for your new building?

The grid study offers no connection for your new warehouse or office? Compare waiting, a site connection, diesel, off-grid and semi-off-grid.

What if there is no grid connection for your new building?

If the grid study offers no connection for your new building, you have five realistic routes. You can wait for the grid or a flexible connection, or bridge the build with a construction site connection or a site battery. You can run a diesel generator or build a fully off-grid system. Or you take the small connection you can get and add a battery (semi-off-grid). Does your business use most of its power in daytime? Then solar plus battery plus a small winter generator can run the building without waiting for the grid.

Your new warehouse, workshop or farm building is planned, maybe already under construction. Then the grid study comes back: no connection. Or only a flexible one, only in a few years, or only with a medium-voltage cabin at your own cost. From that moment your opening date depends on the grid operator's timetable, not on yours.

That delay rarely shows up on a quote. A building you cannot switch on earns nothing, while your costs keep running. And the quick fix, a diesel generator running day and night, burns fuel even when almost nothing is used.

Special Renting Van Zele in Zele got exactly that answer. Its new warehouse had offices and room for a rental fleet of forklifts and aerial work platforms. The grid study "provides no connection to the traditional power grid". The alternative had to be "economically responsible as opposed to a traditional connection". YouPower designed a system with 30 kWp of solar panels, a battery and a generator in reserve. The warehouse was built with no connection to the grid operator, then still called Eandis, and without electricity meters. The complete installation is expected to pay for itself within 6.5 years. "I had to try this, no matter what," owner Marc Van Zele told the newspaper HLN.

Why does the grid study say no?

A new business building needs a connection. For larger power, the grid operator first checks what the local grid can carry: Fluvius in Flanders, ORES or RESA in Wallonia, Sibelga in Brussels. That check is the grid study. Three things usually explain a negative answer.

Congestion. The grid in many areas is full. In April 2026 Fluvius reported that nearly 800 companies were seeking a connection. Relaxed rules for its "Fall-Back Flex" product would let 760 of those applications connect flexibly. In Wallonia, ORES offers flexible connections above 250 kVA and warns that designing, permitting and building new grid infrastructure "sometimes takes several years".

Distance and cost. Sometimes the grid is simply not there, or the cable to reach it is too expensive. At a meditation centre in Hechtel-Eksel, "a connection to the mains electricity was not possible. The cost to provide for it was way too high." At a farm in Saint-Georges-sur-Meuse, the street turned out to have no electricity connection at all. The farm ran entirely on a generator until YouPower added solar panels and a battery.

Power level. The grid can deliver something, but not what you asked for. A growing dairy farm in Lokeren could not get more power from Fluvius without switching to medium voltage. That means a cabin at your cost.

Do you need a heavier connection for an existing site? Then read our article on what to do when a heavier connection is refused or delayed. This article is about the harder case: a new building where the study offers no workable connection at all.

What are your options when there is no grid connection?

None of these routes is right for every building. The table shows what each one costs, how long it takes and when it fits. Where no public price exists, it says so.

Option What it costs How long Watch out for Fits when
Wait for the grid, or accept a flexible connectionFluvius connection and study tariffs; no public average for a new business connectionUnknown in advance; new grid infrastructure can take several years (ORES)You cannot open, or not at full power. Under Fall-Back Flex Fluvius can ask you to reduce consumption temporarilyYour opening date can move, or your load can flex
Construction site connection (werfaansluiting)Fluvius tariff plus your own site cabinetRequested through Mijn Fluvius; no typical waiting time is publishedOnly where the grid can supply at all; temporary by designThe building phase, when a small supply exists
Diesel generator running all the timeFuel, rental or purchase, maintenanceDaysRuns even when almost nothing is used: fuel, noise, exhaust, refuellingA short bridge only
Medium-voltage cabin, if the grid offers one40,000 to 75,000 euro on average (Inagro), plus other connection costsDepends on the grid operatorOnly possible where the grid has capacity at medium voltageHigh, steady consumption and available capacity
Off-grid system: solar, battery, generatorProject specific; Van Zele: expected payback within 6.5 yearsPre-study, design and installation; ask us for current lead timesWinter shortfall, so a generator is part of the designNo connection is offered, or it costs too much
Semi-off-grid: small connection plus battery and transfer switchFewer panels and less battery than off-gridAs above, plus the small connectionDesigned for a standard connection up to 3 x 400 V + N, 63 AA small connection exists or will come

A construction site connection and a site battery work well together during the build. How that works, and what the AREI says about site installations, is in our article on the site battery (werfbatterij). For the building itself, the choice is usually between waiting and one of the two battery routes.

How Special Renting Van Zele runs a warehouse without a grid connection

Van Zele is the clearest Belgian example of a business building that never got a connection. The project had six requirements:

  • full disconnection from the public power grid;
  • solar panels as the energy source;
  • a battery system;
  • an emergency generator for periods with high consumption or little sun;
  • minimal use of that generator;
  • economically responsible compared to a traditional connection.

The system supplies the warehouse, the offices and the rolling stock. A total of 30 kWp of solar panels covers the demand as far as possible. Solar power is used directly, and the surplus charges the batteries. The battery capacity was determined in the pre-study. The generator only starts when generation is too low, for example in dark periods or during a consumption peak with too little battery left. The design assumed it would cover about 5% of the annual demand.

YouPower also installed a voltage cabin and a disconnection board. Marc Van Zele went a step further on heat, he told HLN. The warehouse got underfloor heating on a heat pump. The generator stands in the basement so that its waste heat warms the floor.

6.5 yearsexpected payback time of the complete off-grid installation at Special Renting Van Zele

I had to try this, no matter what.

Marc Van Zele, owner of Van Zele, in HLN ("Ik moest en zou dit proberen")

HLN called it the first company not dependent on the external electricity grid. Tim De Schryver of YouPower told the paper that until then nobody had dared to take that step. Want to see the installation, the yearly data and the monitoring screens? Take a look at the Special Renting Van Zele project. How do you charge forklifts and vehicles without a grid connection?

For a business, "charging without a grid connection" usually means the fleet: forklifts, aerial platforms, vans. The Van Zele answer is simple. Charging follows the sun. When the panels produce more than the warehouse uses, the surplus charges the electric lifting gear. Marc Van Zele told HLN that energy not used right away went into a forklift battery. The plan was to charge the forklifts and aerial platforms with that energy as well.

Three rules make this work off-grid:

  • Charge in the solar window. Shift charging to the hours with a solar surplus instead of the evening peak.
  • Size for the fleet, not only the building. Add the energy per day of every vehicle that charges on site, and the power when several charge at once.
  • Let the system decide. A controller that sees solar power, battery state and loads can release charging when there is surplus and hold it when the battery runs low.

Is your site connected, but too small for new chargers? That is a different problem with different tools, such as dynamic load management. We cover it in chargers for your business without a heavier connection. For forklifts on a connected site, read how to charge forklifts on solar power, and whether lithium is worth it.

Why does an off-grid building still need a generator in winter?

In Belgium, solar alone does not carry a building through the winter. RTBF put it plainly in 2025: in winter your solar production "will clearly not be sufficient" to cover consumption, "even with batteries". The honest design therefore includes a second source.

The Van Zele data show how small that second source can be. Over a year, solar production is more than enough for the demand. Only in winter is the battery capacity insufficient. The battery then regularly reaches its minimum voltage, and the generator has to help. That starts in December with a few days, and January is the "worst" month. The design assumption for the generator was about 5% of the annual demand.

Two design choices keep generator hours low:

  • Automatic start and stop. A Victron GX controller can start and stop a generator automatically. It can react to the battery state of charge or voltage, or to the AC load.
  • Use the heat. At Van Zele the generator stands where its waste heat warms the floor, so the fuel does double duty.

Want to size panels, battery and days of autonomy for the Belgian winter? Our article on off-grid solar panels with a battery explains it step by step. Choosing and controlling the generator itself is the subject of our article on an off-grid generator with a battery.

Is an off-grid building cheaper than a classic connection?

Compare against what a classic connection really costs on a new build, not against zero. Before the first kilowatt-hour, a grid-connected new build pays for the connection and for grid reinforcement where needed. With solar panels come the injection meter, four-quadrant meters and a disconnection board. For a newly built warehouse that already comes to about 20,000 euro before one solar panel is installed. Expanding solar while staying connected can require a grid study, a disconnection board and four-quadrant meters. An off-grid design avoids them and easily saves 10,000 to 20,000 euro; see the example on our off-grid solutions page. If the grid only offers medium voltage, a cabin costs 40,000 to 75,000 euro on average, according to Inagro.

Then there are the yearly costs. A building without a connection has no electricity bill and no network tariffs, such as the Flemish capacity tariff. What it does have is generator fuel and maintenance, and battery and inverter replacement over time.

What the numbers look like in practice:

  • Van Zele: an expected payback within 6.5 years, and "seven to eight years" in the HLN article. The higher the consumption, the more profitable the installation.
  • Dairy farm in Lokeren: paid back within 4 years because no medium voltage was needed. Without that saving, the same system would classically pay back in about 6 to 8 years.

Why do businesses do better than homes? A family uses about 25% of its solar energy directly. A warehouse, company or plant uses much more of it during the day. Each kilowatt-hour used directly saves the most.

Our verdict

Off-grid makes sense for a new business building when the grid offers nothing workable and most of your power use falls during the day. It is the wrong choice when most of your use falls at night or in winter, or when one heavy process load dominates. Then a semi-off-grid setup or a medium-voltage cabin is usually more sensible, and we will tell you so.

Yes, in Flanders the rules cover it. The Vlaamse Nutsregulator has a notification procedure for installations in island mode. The installation must meet the same rules as any other electrical installation. Whether a building without a connection is acceptable for your project depends on your permit. What follows is general information for Flanders, not legal advice.

  • Notification. An installation in island mode ("eilandwerking") with an inverter of 800 VA or more must be notified to the Vlaamse Nutsregulator.
  • AREI inspection. The Belgian electrical code (AREI, RGIE in French) applies with or without a grid. The FOD Economie requires a conformity inspection by an accredited body before a new installation is put into use.
  • Permit. Whether a building without a connection is acceptable in your project depends on the environmental permit (omgevingsvergunning) and local rules. Ask your municipality early.
  • Fire safety. Fire brigade guidance for battery systems above 20 kWh prefers outdoor placement with clear distances to buildings and property lines. Indoor placement is generally not advised and comes with strict room requirements.

Rules in Wallonia and Brussels differ. Our article what off-grid means, and the rules that apply covers the regional picture.

What happens if the grid arrives later?

A building without a connection today does not have to stay that way. Plan for it from the start. Architects and engineering firms find the design points in what to plan for a building with a battery.

  • An off-grid system can be connected later. Our off-grid system can still be connected to an emergency generator, or even to the public grid.
  • Semi-off-grid keeps the two apart. In a semi-off-grid setup, a transfer switch supplies the building either from the grid or from the off-grid system. The grid then acts like a generator: the battery is never charged from the grid and no solar power is fed back. The reverse also works: after an assessment period, a semi-off-grid site can still go fully off-grid.
  • Grid-parallel storage is reported. If you later connect a battery in parallel with the grid, Fluvius must check the connection. Below 25 kVA you report it in Mijn Fluvius; larger installations go through a grid study.
  • Close, do not remove. If you ever give up an existing connection, Fluvius can reopen a closed meter, but a removed meter can never be reopened.

Starting without a connection is not only for companies. A new home in Lokeren was built without a connection from the start. It needed solar panels anyway for the energy performance requirement (E-peil): see the off-grid installation in Lokeren. The meditation centre in Hechtel-Eksel charges during the week to use the power at the weekend.

What should you do when the grid study says no?

  1. Step 1: Get the grid operator's answer in writing. Is it no connection, a smaller one, a flexible one, or one that needs a medium-voltage cabin?
  2. Step 2: Estimate your load. Peak power in kW, energy per day in kWh, and how much of it falls in winter and at night. If the building is not finished yet, measure where you can. For a landscaping contractor in Zele, the home and warehouse were still being built. YouPower first measured average and peak use there for a month.
  3. Step 3: Compare the options in the table above against your opening date and your budget.
  4. Step 4: Have a pre-study done. It sizes the panels, the battery and the generator, and shows the payback against a classic connection.
  5. Step 5: Arrange the paperwork: permit, notification to the Vlaamse Nutsregulator, AREI inspection and a battery location that meets fire safety guidance.
  6. Step 6: Install, monitor, and keep a path to the grid open. With monitoring you follow in real time how much solar power is used directly and how much goes into the battery.

What happens when you contact YouPower?

It starts with your grid operator's answer and your numbers. From there, one team takes you from the first calculation to a working building.

  • You send what you have. The grid operator's answer and your expected consumption. The quotation form asks for your yearly use in kWh.
  • We measure where we can. Actual and peak consumption over a period size everything, from generator to battery, inverters and cables. If part of your activity already runs elsewhere, those figures are the best starting point.
  • Our engineering office calculates the system. The type, number and position of the panels, the inverters, the battery and, if needed, the generator. As at Van Zele, the study also weighs the cost against a classic connection.
  • We build, test and commission it. We carry out the entire installation, test it and put it into service.
  • We keep following it. You follow the system in real time in the app, with alerts on your phone. Our after-sales service follows up, and we are reachable 24/7.

Frequently asked questions

Can a business operate without a grid connection in Belgium?

Yes. Special Renting Van Zele in Zele runs its warehouse, offices and electric lifting equipment without any connection to the grid. It uses 30 kWp of solar panels, a battery and a generator designed to cover about 5% of the annual demand. The installation must meet the AREI, and in Flanders an island installation of 800 VA or more is notified to the Vlaamse Nutsregulator.

Can I install solar panels with a battery without a grid connection?

Yes. In an off-grid system the solar power is used directly and the surplus is stored in the battery. In Belgium you also need a generator or another source for the winter, because solar production alone is not enough in the darkest months.

Can you charge electric vehicles or forklifts without a grid connection?

Yes, if charging follows the solar surplus and the system is sized for the fleet. At Van Zele the surplus solar power charges the electric lifting equipment.

How much does the generator run in an off-grid building?

At Van Zele the design assumed about 5% of the annual demand. The generator is needed only in winter, starting with a few days in December, with January as the worst month.

Is an off-grid building cheaper than a classic connection?

It can be. Van Zele expects a payback within 6.5 years (7 to 8 years in HLN). The comparison includes the costs a new build avoids. That is about 20,000 euro for a newly built warehouse before one panel, or 40,000 to 75,000 euro for a medium-voltage cabin.

What is a grid study (netstudie)?

It is the grid operator's check of what the local grid can carry before it offers a connection. The outcome can be a normal connection, a smaller or flexible one, a connection that needs a medium-voltage cabin, or no connection.

Can I connect to the grid later?

Yes. An off-grid system can still be connected to the public grid, for example as a semi-off-grid setup with a transfer switch. A battery connected in parallel with the grid must be reported to Fluvius, and above 25 kVA a grid study follows.

What if my construction site connection comes too late?

A site battery charged from a generator, solar panels or a small supply can bridge the build. Fluvius publishes no typical waiting time for a construction site connection, so plan the bridge early. The steps to take are in what to do when your construction site connection comes too late.

Does an off-grid installation need an AREI inspection?

Yes. The AREI applies to every electrical installation, and a new installation is inspected by an accredited body before it is put into use.

Will my permit and my bank accept a building without a grid connection?

Check both early. Whether a building without a connection is acceptable depends on your environmental permit and local rules, so ask your municipality before you commit. Talk to your bank early too, and bring the pre-study with the design and the comparison against a classic connection. Special Renting Van Zele built its warehouse in Zele this way and runs it without a connection.

Has the grid study said no to your building?

YouPower designs solar panels with a battery without a grid connection for businesses, farms and homes. Each system is sized on your real consumption, with a generator for the winter and a path to the grid for later. Send us the grid operator's answer. We tell you what is feasible for a business without a grid connection, and what it costs against a classic connection.
